Welcome to the holidays season y'all.

Im here seeing my family in my tiny home town of NYC.

Saas valuations are looking normal on the "nano" side, same with agencies. Ive watched DTC come down to earth, and I think we are about to see a real buying opportunity with content sites.

OK!

Googles most recent update, HCU, (helpful content update), hit many small sites hard. Those sites might not be dead, in fact they might be able to see another day of glory with search traffic, AND crush it on social. Maybe they can drive tons of traffic from Facebook and Pinterest for example.

But since valuations are predicated on trailing profits, many of these sites have had their profits crushed, and my bet is these sellers, realize come January, they they need to drop their valuations, since the last the months their profits have been so down.

This is our opportunity :)

Sites selling for $40k will go for $20k

Sites selling for $200k, will go for $120k

This is a VERY interesting one. One of the more interesting content sites Ive seen for sale in recent weeks.

• A 15 year old content site devoted to custom motorcycles, specifically the cafe racer. Huge social following, big and active e-mail subscriber list.
• Huge social following.
• Large e-mail subscriber list of highly engaged readers.
• Content is submit by builders and posted by VA. Very low operational overhead.
• Site is monetized via adsense, adthrive, amazon and impact

The reason I find it interesting is it is has been around forever. It has survived all the big Google updates this year, it is based on a niche and excited group, it can be turned into a real little media company, and its UNDERMONETIZED!

The magic here is going directly to brands and selling full on ad packages with a media kit.

Lets look at an example, of a package that could be put together and then sold directly to advertisers, not through an ad network:

One month Ad Campaign

• 4 Sponsored posts (editorial style coverage or product reviews of their products, on the website) - $2000 value
• 1 Month of Banner ad across all pages of site, 150k impressions - $1500 Value
• 1 Full Email Blast - $2000 Value
• 4x Sponsorship of weekly newsletter - $2000 Value
• 4 Shout out on socials - $500 value

Total Value of Package: $8000

Total Cost to buy: $5000

This would be reasonable guys, a little work of growing the newsletter etc, and then reaching out directly to advertisers would make this totally doable.

How would you find advertisers?

• Google Cafe Racers and see who is advertising on Google Ads for keywords
• Check websites to see who is advertising on display ads on sites
• Find a meet up or conference and buy the list of sponsors from it
• this is just 3 ideas off the top of my head

Put together a list of 20+ brands in the space to get the ball rolling, and put together a little ad rate kit with Canva FOR FREE, and start reaching out!

How to reach out and sell?

• Make your CRM of people to reach out to in excel/sheets/or notion
• Use tools like Apollo.io and LinkedIn Sales Navigator to find the contact info of people at the brands you want to sell to
• Start reaching out asking if they would like to advertise

ITS THAT SIMPLE. I KNOW BECAUSE IVE DONE OVER $1M OF REVENUE THIS WAY

Now this would mean this site was making $6500+ a month if you sold 1 ad package a month. And btw you could discount it more, or sell multi month packages. Once you run through the 20 advertisers start all over again :)

Let's look at what it does to valuation though, currently the site is at about $35k. Maybe the site goes up to $40-50k over the month its listed.

If you could make these changes at a 36x monthly profit multiple, the site would be worth...

$200k+ on a flip

But this doesn't feel like a flip to me. If everything checked out about the site, and it was as good as it seems at first glance, you could probably drastically increase traffic.

And turn it into a small little media brand, making $1M a year. With a multi million dollar exit one day.
