How many people find themselves unable to own a business because they can't get money from the bank? So many missed opportunities... but it doesn't have to happen.

There are ways you can invest in a new business without having to do a big song and dance to get a bank loan or endless rounds spent raising capital.

Through creative means like seller financing, you can find a superior option for funding, with benefits you just don't get when you show up to buy with cash or borrowed funds.

Of course, not every business can be bought this way. And, not every buyer is worthy of seller financing.

But, with the right approach, you can get the keys to all sorts of opportunities that just aren't available to people who only do things the "right way," sticking to traditional options.

What Is Seller Financing?

When we think of buying a business, the first thing that usually comes to mind is that you have to spend your own cash or get a loan from a bank. But, this is far from the best way to fund a deal.

In many cases, seller financing is a better and simpler way. Instead of handing cash to the current business owner and getting the keys, you make an agreement to buy the business from them over time.

It's like a bank loan, in that you're making monthly payments. But, instead of all that going to a third party, it's going to someone with a genuine stake in your success.

And, you don't have to do it all one way. You can partially seller-finance a business, and pay the rest with SBA loans, asset-backed loans, or something else. You're allowed to be creative! Make up your own rules.

Let’s say you decided to buy a tanning salon. The current owner is successful, but she's ready to retire. You make an offer of $300,000. You give the seller a 10% down payment, then pay off the rest over 5 years. Each year, part of those payments can be in cash from the receipts of the business.

Seller financing is a way to acquire a business without having to resort to using your own cash, doing the rounds raising capital, or borrowing from the bank.
