Just goes to show that you never know how something will do until you put it out in the marketplace. Some of my "best" ideas ended up being flops, while projects I doubted and put off ended up my being my biggest successes.

So do yourself a favor: Realize that you're probably the worst judge of how well your own ideas will do. The best judge is the first few potential customers you put your idea in front of.

Also, you won't be here forever. Take a few swings at living the type of life you really want. After a lot of thinking and trying different businesses, I realized that owning digital real estate (online businesses) provided the ideal lifestyle for me. I could make great money, and I also could live wherever and travel without having to be tethered to a specific location.

Maybe you're not wired exactly like me, but if you're subscribed to this newsletter you probably have a similar interest. Trust me, it's a great business to be in. If it's your dream, make sure you give it at least one or two solid attempts to make it work. I don't think you'll regret it!

I found this affiliate site for sale that's focused on the jet ski niche. The site's selling for $6,050 and profits $598/mo, so it's selling for about 10x monthly earnings. That multiple is fairly low, so I assume the auction for this site will end up a bit higher. Maybe for $15-20k.

When I look at buying a site, the first thing I look at is what I can improve.

It's okay to buy a site and just collect the existing profit, but the real money is made on value-add investing.

What can you do to improve the asset so that cashflow doubles or triples?

Here are the areas of improvement the seller mentions in the listing:

• Offering digital marketing services to jet ski hire business owners
• Creating exclusive affiliate programs with eCommerce brands
• Split-testing more jet ski business insurance lead offers
• Brand sponsorships with Kawasaki, Yamaha and Sea-Doo
• Creating a paid community
• Creating an email list
• Dropship jetski accessories
• Selling backlinks to other websites
• Improving and adding new content
• Creating a marketing strategy

I think all of those are good options to look into, but there's one of them in particular I would prioritize: Build an email list.

Email lists are some of the most valuable types of media properties you can have today. A newsletter with just a few of thousand subscribers can be more valuable than a website that gets hundreds of thousands of views a month.

Let's run some numbers: According to the listing, the website got 177,073 website visitors in the last 12 months. If you get the same amount of visitors over the next 12 months and convert 2% of them to email subscribers, you'd have a list of 3,541 subscribers

Again, 1 email subscriber is many times more valuable than 1 website visitor. Instead of hoping that a user remembers your brand and makes the effort to return to your website later, you can just show up right in their inbox every single week.

In my experience, you can monetize an email subscriber at a rate of about $0.50 to $1 per month. So adding an email list for this website could mean:

• $3,541 in additional monthly revenue
• $42,492 in additional annual revenue
• ~$85k higher valuation for your website

Building even a small email list can mean a huge boost in revenue and big bump in your selling price if you decide to flip the site!
