💸 This site about Turkey is worth $130k - but could be worth $227k
Nano Thought I love buying all types of assets. I've bought rental properties and I always dollar cost average into ETFs. But there's a reason my best investments are my own websites: I have control. Now this doesn't mean that I always make a ton of money on every deal. There are definitely losses. A site could get hit with a penalty and lose its ranking, causing traffic to plummet. It's happened to me before. But at least when I buy a website, I'm in control of the asset. I can determine what changes to make in order to grow cash flow and the value of my investment. Can't say the same about ETFs.
One other great thing about investing in websites: A website never needs an emergency $15,000 repair. If a website I buy ends up becoming broken beyond repair, I can always sell it to someone who wants to rebuild it. Just the domains alone are worth real money. This really helps limit the downside. This Week’s Nano Flip Opportunity This is a larger flip then we usually talk about here: About $3,200 in monthly profit and an asking price of $130,000. Here are a few of the pros:

While you definitely don't need to be an expert in the subject matter of a site you buy, I wouldn't recommend buying a site within a niche you know nothing about. I don't think you absolutely need to know Turkish (it would def help!), though - you can either hire copywriters, or simply write in English and have the content translated automatically (the website currently does this; all of the content is automatically translated into 17 languages depending on where the reader is viewing the site from). From the listing: "We have around 20K clicks from Turkpidya to other websites. Only 50% of these clicks are monetised. If you increase this ratio by making more deals and signing up for more affiliate programs, you can easily generate more income." Even though the site is not very old, I still like what I'm seeing on Ahrefs: If I were to purchase this site, here are a few of the changes I'd make to increase the cash flow and overall value of the asset over a 12 month holding period:
Let's do some math. Assuming we can successfully implement those changes over 12 months, we'd have a website generating $5,762.75 per month after 12 months. Assuming the same multiple we hypothetically bought the site at (39.5x monthly profit), the site would now be worth $227,628. Not even factoring in the cash flow you collected, that's a 75% return on your initial investment. Factoring in that cash flow, you'd have collected $54,334.50 over 12 months as you scaled profit from about $3,200 a month to $5,762.75. So let's say you decide to sell the site at the end of 12 months for $227,628. Your total net return would be $151,962 on a $130k investment. Not bad at all. This example doesn't even assume any organic traffic growth, which would almost certainly happen. You could also add other monetization sources, like dropshipping products and a newsletter. This is a hypothetical example; always do your own research and account for your skillsets. This flip is a pretty unique one, but it would be a huge win for the right person. Nano Tips If you're just starting out, go for the lowest hanging fruit for your content. Don't even worry about search terms above 100 volume on Ahrefs. Just get some content out there! Picking a niche you like or know a lot about can be a life hack. Keep it simple, and just start with what you know.
