💸 Can Anyone Make $322,000+ off this pest control site?

The deals are out there, ready for the taking. Some of the best deals are off market, go looking for them!

A quick update is I sold my dog frisbee website over a 100%+ return! Case study to come. As a reminder: In December, I bought a small site that reviewed dog frisbees to prove that anyone can buy an online business and improve it. It was the smallest deal I've ever done. Purchased for a little over $400 (lets round up and pretend $500) and was making $7-8 a month.

Some small improvements and it was up to $20-30 a month and I sold it for $1200.

In less than 1 minute after putting it for sale it sold!

This Week’s Nano Flip Opportunity

This week we have a super interesting site that has a SUPER clear path to big revenue improvements in my mind. Very curious if others see this the same way I do! Its a content site about getting rid of pests (rats, roaches, etc)

Ok so right off the bat, the things we DONT like about this site.

• traffic has been very up and down over last 12 months
• referring pages dropped off a cliff last year

Even though the referring pages dropped, the referring domains didn't much. This makes me think maybe there was a forum that linked on every forum post/page to the site, and that it was removed. TBH this isn't the end of the world to me. Seems like things have really stabilized.

And overall other than that, it has a decently strong backlink profile in Ahrefs

Ok! So this site is a content website that generates revenue through display ads and affiliate income. Revenue is mostly coming from Mediavine and Amazon associates.

The seller has done a decent job monetizing it, but they are leaving serious dollars on the table.

They should be selling leads...

A quick google search for "sell pest control leads" will show you that pest control companies will pay between $35-105 for each phone call they get about pest control thats qualified.

I know I know, you have no idea how to set this up...Well here is a little breakdown:

• Create a phone number with Call Fire (this will allow you set up call tracking and forward live calls to lead buyers)
• Set banners on the side of pages that automatically show the name of the state they are in (IP address data can tell you this). SO Im in LA, when im on the site it has a banner on the side that says "Need pest control in Beverly Hills? Call xxx-xxx-xxxx)
• When someone calls the number you purchased, it automatically gets forwarded to a pest control company, and they pay you for sending them the lead

So check this out guys... the site? It's getting 30,000 visitors a month...thats 1000 unique people a day

• Let's keep this simple, maybe 1:100 make a call to your number?
• To be conservative, lets also pretend that only 50% of calls are "qualified calls" (people that want the service and aren't tire kickers wasting time)
• Lets put average call at $50 in value (thats lower than the average above)

Using these super conservative estimates..we are getting 5 qualified calls a day at $50 each. Thats $250 a day or $7500 a month we have added to the business, bringing monthly revenue to $8k or so average. If we value the business at at 3 year multiple. That means that this site is now worth....

$288,000

Lets say you make these changes day in 30 days, that means captured revenue + new site valuation in 12 months is:

$376,000+

But ok maybe you spend $3k a month on content and backlinks and...idk whatever else you want ha. So lets take of $36k as as well as a purchase price of $18k.

In 12 months one might be able to net $322,000 IF they wanted to sell it.

Of course you might want to grow it! If you did, you could pixel the audience and hit them with retargeted paid ads for pest control and print a pretty penny. If you wanted to go into SEO, here are some competitors you could dig into. Use a tool like Ahrefs to see what keywords they rank for that are super low competition and make content for those keywords.

As always...do your own due diligence, the above is based off of what I see as an opportunity from the info provided in the listing and some light due diligence. It just one of many scenarios that could play out and its up to you to do your own due diligence and see if this makes sense for you!
