💸 Why aren't you making $2750 a month off this beauty blog?

Deal sizes can range from $500 sites all the way for $50M sites! Get in where you can!

As you all know I recently sold a tiny little site for $1200, that I bought for $400 ~ about 8-9 months prior. This is not some massive financial win for me, but I wanted to show you all, that you don't need massive budgets for this. The best deals start to open up at $10k+ though. Sites are worth 9 figures sometimes! Dont believe me? Check out The Points Guy, or The Penny Hoarder.

So you know, $10k+ sites will have $300+ in monthly revenue, and a decent amount of traffic.

This will give you a little bit more to play with than tiny deals. A 50% increase on $10 a month is only $5. A 50% increase on $10,000 a month is $5000. Sometimes it's better to think a little bigger. But if you cant afford it dont get worried, deals of all sizes are around!

The site i bought recently is in the sports niche, a quick breakdown of my plans is below, with a more detailed thread to come:

This Week’s Nano Flip Opportunity

We are back to content sites this week that are ranking already and ready to buy. This one is in the evergreen and always lucrative beauty niche.

Ok so right off the bat, the things we DONT like about this site.

• Most clear optimization opportunities have already been taken
• Large drop in referring domains and pages earlier this year
• Slightly higher valuation than I would want to pay

This is def a red flag to me, but overall I can see there are some really strong backlinks to the site from sites like Wikipedia, and despite this drop, the sites traffic and rankings have been growing non stop. Maybe some of those links were holding the site back and spammy? Worth taking a deeper dive into Aherfs if interested in this deal.

Overall, it has a decently strong backlink profile in Ahrefs

Ok! So this site is a content website that generates revenue through display ads and affiliate income. Currently we are seeing most the revenue come from Adthrive display ads and Amazon Associates affiliate revenue.

In general, the seller has done a great job monetizing. The listing even says they build sites and sell them all the time, so no surprise they did this one right as well.

BUT, there are opportunities to increase affiliate income by exploring more sub niches such as Koren beauty, nail, microcurrent and anti-aging etc.

If you're looking for Korean Beauty affiliate programs? I did some digging for you already. Here is a list for ya, just plug these into Google and add "affiliate program" to your search and you'll be off to the races:

If you set up all these affiliate programs to go with content tailored to them, you would have a major win and could possibly drastically increase the sites revenue.

The next opportunity is the email list

The site has an email list with 345 subscribers. This is a single opt-in list, hosted on ConvertKit. The open rate is 28% and CTR is 1.17%...this is a joke guys. The site is getting 1700 unique visitors a day...they could be getting 20+ sign ups a day. The truth is? Its because their lead magnet/optin is terrible.

Test different things to offer people for signing up. A 1% optin/sign up rate is 100000% doable. If you can make that happen, this sites value changes very quickly.

Try offering them discounts on products through a deal you cut with an affiliate program, or something...non foot related ha.

If you happened to own a beauty brand, this site would be a perfect acquisition. It makes money already, and you could get backlinks and traffic from the site to your beauty brand super easily. You could also pixel the audience and retarget them all day with ads for your brand. A major win.

Dont forget! Buying a site can be great for a stand alone business on its own, or can be the perfect add on to your current business.

Ok now lets run the math on this site:

Recently the sites income and traffic have exploded. This is why the price is so high. But let's say it stays near where its been. Lets be conservative, lets say it drops a bit down to $1500 a month (last month was $1845 AND higher the month before)

Let's assume you don't even rank for new keywords, or set up new affiliate programs or grow the newsletter.

In 12 months one might be able to make $72,000 IF they wanted to sell it. The seller has it listed at $48,000, but nobody bought it. I bet you could get it down to $42,000 which would leave you with $30k net profit.

(This is based on it profiting $1500 a month for 12 months and selling for a standard 36x monthly net profit multiple)

Of course you might want to grow it!

And monetize the newsletter. If you started getting 500 subs a month, in a year would would have 5k subs (6k really some will churn) which would leave you with a newsletter that could easily net $1250 a month.

Lets say you held onto the site 2 years, and you started monetizing the email list from months 12-24. Lets also assume it never grew past 5k subs...

The site would be worth $99,000 and over the 2 years you would hav made $51,000. Add those and then subtract the cost of the site...it one might hypothetically make $108,000. Not bad for a couple hours of work a week!

As always...do your own due diligence, the above is based off of what I see as an opportunity from the info provided in the listing and some light due diligence. It just one of many scenarios that could play out and its up to you to do your own due diligence and see if this makes sense for you!
